The area is on the West side of Las Cruces just as you rise up from the floor of Mesilla Valley and the Rio Grande River Basin. Spectacular views, the two words the describe much of this area. Homes For Sale Price Range: $125,000 to $1,300,000 The Picacho Hills / La Quinta area is located on the West side of Las Cruces, New Mexico.Most of the real estate in this area is low to medium density residential with inter-mixed farms and pecan orchards.Commercial districts are located along Picacho Avenue and Picacho Hills Drive. The residential parts of this area consist of mostly owner occupied, single family residential homes with a few town-homes. You will find a wide range of home prices in this area.Luckily, each price level is grouped among others of similar price.This conformity is important for home values because a more expensive home can experience a negative effect on value if it is of significantly better quality, design and appeal (i.e. more expensive) than that of surrounding homes.Birds of a feather.. well you know.This, along with the wide range of lot sizes and views, makes it hard to give a broad generalization of the area.For this reason we will tackle it by describing in the four very distinct sections.Three residential sections and, a commercial section. The first residential section, and oldest, is on the South side of the area between Picacho Avenue and Interstate 10.This section consists of farms with single-family residences mixed in.Most homes are of average to good quality construction and most are in average to good condition.You'll find a wide variety of designs in this section including Southwest, Mediterranean and Ranch most with stucco or synthetic stucco exteriors.Lot sizes vary greatly, making it hard to give an estimated average lot size but most appear to be much larger than average.Also, the topography of this section has both flat and rolling areas so many of these lots have great views. The next section is at the North side of the area.This is the area around Picacho Hills Country Club.The real estate in this section is among the most expensive in Las Cruces.You will find a lot of semi and fully customs homes here and some of the best views of the Rio Grande Valley and Organ Mountain found anywhere in town.Most homes are of average to good / very good quality construction and most are in good condition.You'll find a wide variety of designs in this section, including Southwest, Mediterranean and Ranch most with stucco or synthetic stucco exteriors.Lot sizes vary greatly making it hard to give an estimated average lot size but most appear to be much larger than average.Also, the topography of this section is rolling so many of these lots have great views.The majority of single family residences in this section are considered to be in the mid-level to upper level price range. The third residential section is the area between Picacho Hills Drive and Picacho Avenue.Most of these are older less expensive homes that lack paved roads but, there are some newer developments as well.Make no mistake, if it is a view you are after many of these homes have great views without the premium you pay around the country club but, real estate in this section isn't as uniform as with much of the Picacho Hills / La Quinta area.This section is comprised mostly of single family residences, some of which, are semi-custom and custom.Most single family residences are of average quality construction and in average condition.The predominant designs for these homes are ranch (the majority) and Southwest with brick and stucco exteriors.Most of the homes in this area are in the entry-level to mid-level price range. Keep in mind that the lot size, dwelling size, age, quality of construction and condition of homes in this area vary widely.That, coupled with the medium dwelling density in most of this area, can make property valuation difficult.Make sure to work with a real estate professional that knows the area well and can advise you on asking price in order to avoid lending problems for your buyer due to property valuation (appraisal).On that same note, if you are working with a buyer's agent, make sure he/she knows the area well enough to help you put together a fair offer. We recommend you have a home inspection done by a competent professional home inspector no matter what you are buying (yes, even new construction).This is especially true in the older neighborhoods.The age of many of these homes means deferred maintenance can be more predominant.If there are a few problems most can probably be fixed fairly cheap and easily.It is always good to know what you are getting into. Commercial real estate runs along Picacho Avenue and Picacho Hills Drive South of Fairway Village.These commercial areas include the restaurants and various other small shops and service based businesses. This is one of the rare areas in Las Cruces that seems to have something for everyone.High-end fully custom homes with a spectacular view right over to a farm house with beautiful pecan trees and stables.There are some real jewels in this area. ROADS & TRAFFIC Main roads in the Picacho Hills / La Quinta area of Las Cruces area are Picacho Avenue and Interstate 10.You will see the majority of traffic from this area on Picacho Hills. Interstate 10 is a little inconvenient as you have to travel West to get on and back-track into Las Cruces. SCHOOLS No schools are currently located in the Picacho Hills / La Quuinta area of Las Cruces. PUBLIC FACILITIES No public facilities are currently located in the Picacho Hills / La Quinta area of Las Cruces. PARKS / RECREATION No parks are currently located in the Picacho Hills / La Quinta area of Las Cruces. |
